He's Losing Money $20-30,000 On A Flip | Real Estate Investing
If you've been around real estate investing for more than a few weeks you've probably gotten the impression that it's not always sunshine and rainbows.
I got an email from a real estate investor that heard me speak at a conference thanking me for being open and honest. My talk was a bit less (lambos and leases) and a bit more raw.
He shared with me that his first flip turned into a negative cashflow Brrrr deal. Wait... that's not supposed to happen.
His second flip... is still months out from completion and will result in a $20--30,000 loss.

    Thats why i orihinnaly bailed on the business had to pay 20,000 on a flip while my rentals were going negative property rents werent goingto support the financing so 11 0properties short sale and got out!! It can happen to any one . I am getting training this time to go backbinto business slowly and carefully

    To the guy who is the subject of the video... I understand where you're coming from all to well. Every point you made about your lessons learned are 100% correct. I've been in your shoes with feeling like a failure because a few projects went the wrong way... As well as socially withdrawing because of it. And can also identify with making bad decisions for the sake of investing activity for one's identity. Also had the feeling that I'm even further from my goals because of the things that went wrong. I am working through it with plans to get back in. Sounds like you are on your way as well. Awesome video as always Ryan. Thanks for sharing "the other side" of what the gurus usually show.

    Your story sounds almost exactly like ours brother! The only difference is we were fortunate enough to start in 2021 when home prices just kept going up so we escaped our first two flips without the big losses we would have had if the homes sold for what we expected they would when we bought them. Because of the crazy market we were able to break even on one and made 4k on the 2nd. That still sucked for the months of time lost but like you we also looked at it as an education. I have no doubt with the lessons you've learned you will be successful in the future! That's awesome of you to offer a hand up Ryan! God bless you both!

      I think so. Good starting place if you’re simply wholesaling, to get really scientific you could weight the data against population size.

    Hey Ryan, this isn't related to the video. But I was hoping I could get through to you here for advice. I have a contractor I hired that I stupidly paid 2/3 of the balance to, and for the last 2 months he has been making excuse after excuse as to why he hasn't been able to go, (he's in the hospital etc). and every week says next week he will continue. I just did a thorough background search and it seems like I'm not the first one he's done this to. I'm still hoping he is going to truly go and finish, but right now it doesn't seem likely. Have you been in this position before? Any advice on what you would do? Thank you so much.

      Honestly I try to never get "ahead" with contractors. A lot of them are good people who do good work but have a hard time budgeting/managing money. All you can do is communicate that you need to get caught up. Realistically you're probably taking a loss and hiring someone else to finish and or re do some of what they did. It sucks. I've been there. Do you have any sort of a contract?

      @@RyanDossey Thanks for your response Ryan. It's such a crappy feeling :( makes me want to just quit honestly. I have a contract with his "partner" under a different business name, but then he took over. But tons of text messages of him "promising" he will make sure he gets this done and he's not going to screw me etc. I just found out that he's been in several lawsuits for the same thing. Did you end up suing? I don't think I'll be able to walk away without at least trying to sue and get my money back and at least teach him a lesson to not hurt people like this in the future.

    1. Find some sucker who doen't know what his land is worth. Lowball him. 2. Find more suckers who have more cash than common sense. Screw them for every buck they are willing to part with. 3.       Lmao. 1) This was two houses on one parcel. One was a hoarder house that needed a 100k remodel. The second house needed to be bulldozed and scraped. County actually thanked us for taking this problem on and helped us split the lot. 2) We sold the land to habitat for humanity when we had an offer for more. 3) We added a new low income housing option and a remodeled home back to the community. You’re over here thumb-thugging while we did all of that. ^

    Hey Ryan, love your videos. Just wanted to comment on your 35% equity filter....I like the idea but I don't trust the estimated value enough to filter by equity. I've found years owned to be better at filtering for owners with equity. Just my .02.

      I'm glad that works for you! I've bought a LOT of houses from folks who've owned a property for a year or even less. While I agree the estimated value ranges are wonky this approach has worked really well for us the past ten years.
